Surplus fund recovery — no upfront fees

Recover surplus funds owed to you.

When a foreclosure or tax deed sale brings in more than what was owed, the difference legally belongs to the former owner or their heirs. FARS finds that money and brings it home.

What are surplus funds

Most people never find out this money exists.

When a property is sold at a foreclosure or tax deed auction, the winning bid often exceeds the amount owed to the bank or county. This extra money is called surplus funds, or excess proceeds — and by law, it belongs to the former property owner or their heirs.

Counties don't actively notify former owners. The claim process is confusing, deadlines vary, and paperwork gets filed incorrectly. FARS handles the entire process, from locating the case to putting the funds in your hands.

Why FARS exists

Owners lose money they're already owed.

Not because the funds aren't real — but because the system doesn't make it easy to find them, or to file for them correctly.

01

Counties don't actively notify owners

Surplus funds can sit unclaimed for years with no letter, no call, and no reminder.

02

The claim process is confusing

Every county has its own forms, deadlines, and documentation requirements.

03

Many owners file incorrectly — and lose out

A missed signature or wrong document can mean the claim is denied outright.

How it works

We handle the case from start to finish.

Six steps, one point of contact, and nothing owed until you're paid.

1

Locate surplus cases

We monitor foreclosure and tax deed auctions across multiple counties for cases with excess proceeds.

2

Identify eligible owners

Skip tracing, property appraiser data, probate records, and court filings confirm exactly who is owed.

3

Contact the owner or heirs

We reach out by phone, email, mail, or WhatsApp — whichever gets a real answer fastest.

4

Sign the recovery agreement

No upfront cost. Our fee is deducted from the recovered funds, once you're paid.

5

File the claim with the county

We prepare and submit every required document, in the format each county expects.

6

Owner receives funds

The county releases payment directly to you. FARS is paid its agreed percentage afterward.
